Pat Duncan is Chairman and CEO of USAA Real Estate Company, the real estate acquisition, development and management arm of parent company USAA, an insurance and financial services association with 6.6 million members worldwide.

Pat oversees a portfolio of real estate projects that exceeds $4.9 billion, including office buildings, industrial projects, land holdings, shopping centers and hotels.

Noemi assists the President in overseeing a portfolio of real estate projects that exceeds $4.9 billion, including office buildings, industrial projects, land holdings, shopping centers and hotels.

Sharon is responsible for all internal and external business communications, media relations, event planning and creative services.  Sharon's department also provides market research and implements all customer satisfaction surveys for the company.

As Executive Managing Director, Private Equity Group, Susan has structured numerous investment transactions including credit enhancements, limited partnerships, joint ventures, securities, real estate investment trusts and limited liability companies.

As Managing Director, Private Equity Group, Steve is responsible for the implementation of investment strategies for fund and separate account investments, investor relations and capital raising activities.

As Executive Managing Director Development, Jim is responsible for the Development Services Division of USAA Real Estate Company. With over 25 years of real estate experience, he oversees the marketing, financial analysis, and management of the company's development, and acquisition programs.

As Managing Director, Industrial Development, David is responsible for targeting industrial opportunities for USAA Real Estate Company and service opportunities for the company's service subsidiary, USAA Realty Company.

The development line of business focuses on industrial, office, retail and hotel projects in major metropolitan areas that fit the specific requirement of the client.

As Managing Director, Rob is responsible for targeting office and medical office development opportunities throughout the United States.  Rob's extensive background in office product leasing and project management affords the company and clients a unique perspective on cost efficiency.

As Executive Director, Retail Development, Phillip is responsible for all aspects of sourcing, coordinating and implementing USAA Real Estate Company's development retail activities throughout the United States.

Hailey Ghalib is responsible for sourcing multi-family and mixed-use development investment opportunities across the United States.  Her responsibilities include investment strategy, multi-disciplinary investment analysis and project execution.  Hailey is a licensed Architect in the State of Texas (#18629).

Gary Newman currently serves as Executive Director of Development Services for the Real Estate Investments Division. His responsibilities include the oversight of all construction projects across the country. Other responsibilities include the marketing, financial analysis, programming, planning, design, construction and closeout of build-to-suit and land development projects for the company.

As a Senior Development Asssociate, Peter's responsibilities include the data, construction, and financial analysis of build-to-suits, land development projects and acquisitions for the company. Peter is based in the company's San Antonio, Texas office.

As a Senior Development Associate, Kirk's responsibilities include underwriting, due diligence, coordination and implementation of industrial development projects throughout the United States.

As Managing Director, Steve is responsible for new business development in the Western Region including development and build-to-suits.

In addition, Steve handles real estate acquisitions in the California, Nevada and Arizona areas for the company. He is responsible for all aspects of the acquisition process including sourcing transactions, market and property underwriting, due diligence and closing.

Steve is based in the company's Irvine, California office.

As Managing Director, Bruce is responsible for new business development in the Northeast Region including development and build-to-suits.

In addition, Bruce handles real estate acquisitions for Virginia, Maryland and the Washington D.C. area for the company. He is responsible for all aspects of the acquisition process including sourcing transactions, market and property underwriting, due diligence and closing.

Bruce is based in the company's Arlington, Virginia office.

As Managing Director, Greg is responsible for new business development in the Southeast Region including development and build-to-suits.

In addition, Greg handles real estate acquisitions in Florida for the company. He is responsible for all aspects of the acquisition process including sourcing transactions, market and property underwriting, due diligence and closing.

Greg is based in the company's Tampa, Florida office.

As Managing Director, Steve is responsible for new business development for the Texas Region including development and build-to-suits.

In addition, Steve handles real estate acquisitions in the San Antonio, Austin, and Houston areas for the company. He is responsible for all aspects of the acquisition process including sourcing transactions, market and property underwriting, due diligence and closing.

Steve is based in the company's Austin, Texas office.

As Executive Director, David is responsible for new business development in the North Central and Midwest Regions including development and build-to-suits.

In addition, David handles real estate acquisitions in the Illinois, Minnesota, Wisconsin, and Iowa areas for the company. He is responsible for all aspects of the acquisition process including sourcing transactions, market and property underwriting, due diligence and closing.

David is based in the company's Chicago, Illinois office.

As Executive Managing Director, Stanley's primary responsibilities include asset management and supervision of the industrial line of business for USAA Real Estate Company.  In addition, Stanley handles all risk management responsibilities for the company.

As Executive Managing Director, Robert is responsible for the development and implementation of fund strategies relative to the Hospitality line of business. This includes oversight and direction of the underwriting, acquisition, asset management and disposition of individual hotel assets and portfolio's.  In addition he maintains relationships with co-investors and major hotel brands and operators, including Hilton, Starwood, Marriott and others.

As Executive Managing Director, Sam is responsible for fund development and implementation with his current focus being the asset management of office product for USAA Real Estate Company to also include a Government focused program.

As Managing Director, Brenna's primary responsiblities include portfolio management and asset management of Multi-Family, Retail, and Medical Office lines of business for USAA Real Estate Company.  Brenna also is responsible for the property management staff which oversees the company's national portfolio encompassing approximately 65.5 million square feet.

As Executive Director, Trey is primarily responsible for the management of USAA Real Estate Company office real estate portfolio.  His duties involve asset and risk management, the direction of leasing and property management in addition to financial reporting.

Samira oversees the asset management and operations of all hotels, on behalf of USAA Real Estate Company and its investment partners.  The portfolio is currently comprised of full-service hotels across the United States, including the Westin La Cantera Resort in San Antonio, and eight other full-service hotels in the Doubletree, Hilton and Renaissance brands.

As Asset Manager, Jason is primarily responsible for the asset management of the industrial line of business for USAA Real Estate Company.  His duties involve asset and risk management, the direction of leasing and property management in addition to financial reporting.

As Asset Manager, Todd oversees the operation and performance of office properties for USAA Real Estate Company.  His duties include the preparation and implementation of property business plans in addition to conducting necessary financial analysis, marketing, forecasting, and the positioning of assets with recommendations for value creation.

Todd is based in the company's San Antonio, Texas office.

As Executive Managing Director, Acquisitions, Dispositions and Finance, Bruce is responsible for transactions related to acquisitions and dispositions. He works directly with internal equity allocation functions, as well as capital structuring for build-to-suit and development transactions and joint venture arrangements for USAA Real Estate Company. In addition, Bruce heads up the company's capital markets and financing efforts for all third party financing transactions.

Bruce is based in the company's San Antonio, Texas office.

As Managing Director, Acquisitions and Dispositions, John's responsibilities include marketing, negotiating, documenting, closing and related activities for all real estate disposition transactions. In addition, John handles acquisitions of the company's hotel assets.

Based in San Antonio, Texas, John serves as a primary point of contact for real estate investors and lenders in the funding process of various transactions.

As Managing Director of Acquisitions and Capital Markets, Tim is responsible for all financing transactions related to third-party debt for USAA's investment real estate portfolio. Tim is also responsible for property acquisitions including sourcing transactions, financial modeling, property and market underwriting, due diligence, closings and all other aspects of the acquisition process.

Tim's primary responsibility is for all property acquisitions in the Southeast Region. He is based in the company's San Antonio, Texas office.

As a Senior Acquisitions Representative, Jason is primarily responsible for property acquisitions in Texas (other than San Antonio, Austin, and Houston) and in the states of WA, OR, UT, CO, NM, OK, KS, MO, AR and LA. His responsibilities include financial modeling, property and market underwriting, due diligence, closing, and all other aspects of the acquisition process.

Jason is based in the company's San Antonio, Texas office.

As Senior Acquisitions Representative, Austin is responsible for all aspects of the acquisition process including sourcing transactions, market and property underwriting, financial modeling, due diligence, and closings. His primary responsibility is property acquisition in the northeast region of the United States including the states of MI, IN, KY, OH, WV, PA, NY, NJ, CT and the upper northeast.

Austin is based in the company's San Antonio, Texas office.

As Senior Financial Officer for USAA Real Estate Company, Pat is responsible for coordinating all banking and financing relationships. Pat is also responsible for the Accounting and Reporting functions for USAA Real Estate operations and also oversees the Treasury and the Strategic Planning process.

As Executive Director of Information Systems, Mark is responsible for the day-to-day computer operations and for the strategic planning and forecasting of technology for the company. Mark also oversees the Yardi Enterprise Real Estate System, which provides functionality in Accounting, Property Management, and Asset Management for USAA Real Estate Company.

As Controller, Pat oversees the entire Accounting Function for USAA Real Estate Company and is responsible for financial reporting for the company and all of its consolidated subsidiaries.

As Chief Legal Counsel, Randy manages and supervises the company's legal staff, which is responsible for all legal and compliance related matters for the company and its subsidiaries.

Randy's legal staff handles the negotiation and documentation of acquisiton and disposition transactions; development and financing transactions; co-investment structuring; property management and leasing for all of the company's portfolios, as well as provides legal advice to management in the home office and the five regional offices.

As Assistant General Counsel, Toni is responsible for all legal issues related to the company's acquisitions, financing of real estate property, build-to-suit developments, and also for leasing and management issues for the company's North Central region.

As Assistant General Counsel, Jim handles all legal issues related to the company's co-investments, build-to-suit and development projects, and Northeastern and Southeastern Region leasing and property management.

Roxanne Bond serves as Executive Director of Human Resources and is responsible for leading and directing all human resources functions including staffing and diversity, organization development, employee relations, compensation, benefits, and workforce effectiveness for USAA Real Estate Company.
